Why is Zeus cheaper than my bank?
Two reasons. First, your bank pays its loan officer a commission of 1–2% of your loan — on a $700,000 loan that's up to $14,000. That cost gets priced into your rate. Zeus operates differently and discloses every fee in writing on the Loan Estimate before you commit. Second, as a California-licensed mortgage broker, Zeus compares pricing across multiple lending partners instead of one institution. Your final rate depends on credit, LTV, program, documentation, lock date and underwriting.
How does Zeus make money?
Zeus may receive lender-paid broker compensation when a loan closes. Compensation and loan costs are disclosed on the Loan Estimate and Closing Disclosure before you commit. You see exactly what Zeus earns before you sign anything.
What are the actual fees?
Standard third-party closing costs — appraisal, title, escrow, prepaid items, recording, credit report — are passed through at cost. Zeus broker compensation and any lender credits are disclosed in dollars on the Loan Estimate. After you apply, you'll receive an official Loan Estimate within 3 business days itemizing every fee. Any earlier pricing preview is an estimate and not a commitment to lend.
Will getting a quote hurt my credit?
No. The initial written estimate uses self-reported information and does not require a hard credit pull. A hard inquiry happens only if you formally apply and authorize it.
Will I get sales calls after I submit?
No. We don't make unsolicited marketing calls. Your written estimate arrives by email. Follow-up updates arrive by email. You decide if and when you'd like to schedule a call with us.
What about rate locks? What if rates move before closing?
Once approved and ready to proceed, you lock your rate for a set period — typically 15, 30, or 45 days depending on your close timeline. A locked rate is protected from market movement during the lock window. We'll discuss lock periods, float-down options and extension costs before you commit.
How fast can I close?
